Simple things like a wall with lots of holes from the nails where picture frames once hung, or scuffed up floors can reduce the value of your home overall. The best thing to do is to start with a fresh cleaning and coat of paint on everything – that eliminates the small things that could lessen the value on the home. Next begin a list of the outdated things (light fixtures, outlets, wall paper) you never were able to update but you know for sure are an eyesore. Many of these can be weekend DIY projects and can go a long way in keeping the value of your house high.

Seller inspections are typically used as a pre-sale tool to help home buyers understand any issues that could potentially hold up or reduce an offer when selling their home. 3. Consider Major Repairs 

Based on what is uncovered during your seller’s inspection , you may need to make a decision whether or not doing any large repairs or upgrades to the home will be worth it in the long run. Some large renovation needs could end up costing a lot more than you will ever get back. It could be worth it to just make the buyer aware of the repairs needed and take the lower price point.
